If you are also installing, replacing or expanding pavers, county drainage review comes first, and it has applied since March 31, 2025 1. Sealing itself is a choice we found no rule for, and Miami's rain sets the schedule 2. Run the Paver Plan Check for your city.

County review comes before sealing

Sealing is a finishing step. If you are also installing, replacing or expanding pavers, county drainage review comes first. It has applied to single-family and duplex lots since March 31, 2025 1. Seal after that work is approved and done, not before.

If you are only sealing pavers you already have, the review is about installing, replacing or expanding pavers, and sealing is none of those. Still, ask your city and the county, because we cannot read a rule for your address.

Seal now, later or not at all

Sealing is optional. We found no Miami-Dade source that says pavers must be sealed. Decide what you want the sealer to do: change the color, resist stains, or both.

New concrete pavers can show a white haze called efflorescence. One paver maker says it is not a defect, and that it fades once the lime in the pavers is used up 3. The maker says frequent rain and sun may shorten it to weeks 3.

Ask your installer whether to wait for the haze to clear before sealing. We found no source we trust on how long to wait, so we give no number.

A sealing schedule that works around Miami rain

Sealer needs a dry surface before it goes on, and dry weather after. The data sheet sets the time. We have not read the data sheets, so we quote no hours.

NOAA's normals for Miami International Airport, which cover 1991 to 2020, show that most of the yearly rain falls in summer and early fall 2. Rain days are fewest in winter and early spring 2. The normals are for one airport, not your block.

So the easy window is the drier months, and even then you need a backup date. Summer jobs can still work. They need a firm weather plan.

A good dry plan names these things in writing:

  • A weather check the day before.
  • A backup date.
  • Who decides to postpone.
  • The dry-time window from the sealer's data sheet, quoted from the sheet.

For the rain numbers themselves, see paver sealing in Miami.

Stone, coral stone and permeable pavers

A South Florida seller says coral stone should be sealed against stains and weather 4. That is a seller's view, so ask for the spec sheet of the exact stone. We found no source on whether travertine needs sealing.

Permeable pavers are a separate case. The county rule says the owner must keep them clear, and it names pressure cleaning 1. Ask the paver maker whether any sealer is allowed on a certified paver, and whether sealing could change the certification. Get the answer in writing.

What a sealing scope should name

  • The sealer's name, with its data sheet.
  • The finish: natural look or wet look.
  • How the surface is cleaned first, and how you will know it is dry.
  • The weather plan and the backup date.
  • When the maker says to reseal, and who pays.
  • The workmanship term, once an installer signs.

How to read a sealing price

Angi lists cleaning and sealing pavers together at 1-3 USD per sq ft (national, cleaning and sealing)5. This is a national range, not a Miami quote.

Compare quotes the same way each time. Ask for the price per square foot, the product, the number of coats and whether cleaning is included. Ask for the same area in every quote. A driveway and a small patio price differently, so do not compare totals.

We will add a labeled range once real quotes exist.

How it works

The Paver Plan Check and the guides are free to use.

  1. Run the Paver Plan Check. Pick your city and read the rules we found, each with its source and date.
  2. Call the offices it names. Have your address, photos and what is there now ready. We read the permit path for your city and tell you which offices to call.
  3. Review your permit path and ask for a written scope. Ask to see the offices, the papers, the base, the paver and the price in writing. Nothing should start until you agree.
  4. Decide, then follow the work. If you go ahead, ask the installer for photos of the base, the laying and the finish. We are not booking jobs yet. If you tell us about your project, we will let you know when a local installer is available.

What we don't handle

These jobs are outside what Miami Paver Co. can help with. If your project includes one of them, we can't take the job.

What this site gives you now

This guide cuts the guesswork and the paperwork. You can learn the permit path and the paver system before you spend anything.

  • A way to size up your site
Take photos of your site and note your address and what is there now. They help you see what the project involves and which paver system fits.
  • A permit path to follow
The Paver Plan Check lists the rules we could confirm for your city and the offices to call. Each rule names the page we read and shows its date.
  • A written scope and price to ask for
Ask any installer for a scope that lists base depth, compaction, edge restraint, drainage, paver, joint sand and sealing, with the price. Nothing should start until you say yes.
  • The right paver for the job
Concrete pavers, travertine or a permeable system. The guides help you match the choice to how you use the space and to what your city allows.
  • A photo habit
Take photos of the base, the laying and the finish, so you can see the work you paid for.
  • What to ask for in writing
Ask any installer to put the workmanship term in your written scope. We will publish an installer's term on this site if one signs.

This site is free to read. It sells no work and takes no payment. If the rules make pavers not worth the paperwork on your lot, the Plan Check and the guides will show it. Any work is agreed in writing between you and the installer who does it.

Questions people ask

Is it good to seal pavers in Florida?

It is a choice, not a rule we could find. Sealing can change how pavers look and how they take stains, and the data sheet says what a given sealer does. Weigh the finish you want against the dry time the sealer needs.

How often should pavers be resealed?

The sealer's data sheet should say, so we give no number. Ask for the sheet, and ask who pays when a reseal is due.

Can I seal pavers in the summer in Miami?

You can, if you get a dry stretch that fits the data sheet. Most of Miami's yearly rain falls in summer and early fall 2, so ask for a weather plan and a backup date.

What is the white haze on new pavers?

It is called efflorescence. One paver maker says it comes from lime in concrete pavers reacting with water and air, is not a defect, and fades 3. The maker says to clean it with a paver cleaner and to test a hidden spot first 3.

Which sealer should I choose?

We do not rank sealers. Choose the finish you want, then ask each installer which product they use and for its data sheet.
